Mortgage solution
After a spouse’s death, the mortgage continues but the lender needs the estate documents to know who signs. What to send, and in what order.

Before the rate, settle what you plan to do and by what date. The deadline drives the rest: which lenders have time for the file, and which documents need to be ready before you commit.
Income they accept, properties they finance, the way they read credit: all of it varies. So one decline says little about the next answer, and the order you submit in makes a difference.
A file that is complete the first time saves you weeks of back-and-forth. Get the income proof, the down payment records and the property documents together first, particularly if the deadline is short.
Documents to gather
Your last two notices of assessment, recent pay stubs, an employment letter, three months of bank statements and proof of your down payment. If you have them before the offer, a five-day financing condition can work. If you gather them after, weeks get added.
Current rates
These rates are indicative. Yours depends on your file, the type of mortgage (insured or not) and the lender. And look at the penalty too, it matters as much as the number.
