Choosing a broker means choosing the person who’ll explain your file when you’re not in the room. The rate matters. So does how your income, debts, down payment and timing get presented.

Start with lender access
Ask which types of lenders the broker really works with: banks, monoline lenders, virtual lenders, B lenders, private lenders, self-employed programs, rental-property programs. The answer should be specific. If the conversation stays on the “best rate”, part of the file is missing.
A useful broker can also tell you which lenders shouldn’t get your file. One may be cheap but too slow for your closing date. Another may dislike variable income. That honesty keeps you from mistaking lots of options for good options.
Talk about money directly
On many standard bankable files, the lender pays the broker. Ask anyway how the broker is paid, when fees can apply, and how they’ll be disclosed before the file moves ahead. A plain answer beats a polished one.

Test the communication style
Ask who’ll answer during the file, how conditions will be tracked, and what happens when the lender asks for another document. Mortgage files get tedious in the middle: a missing statement, a vague job letter, a deposit to explain, down payment proof to redo. You want to know who keeps things moving.
