A low down payment mortgage can open the door to buying. It also takes more care: mortgage insurance, closing costs, the full payment, and a reserve after signing.

Do not empty every account
The minimum down payment doesn’t cover the notary, adjustments, moving, insurance and surprises. The lender wants to see that you can finish the transaction without hitting zero.
The mortgage insurance premium can also raise the financed amount, and the payment with it.
Test the full payment
Taxes, heating, condo fees if any, insurance, leftover debts: they all belong in the budget. The purchase should still work in month two.
